What Does A Home Owners Association Management Company Do?
If you live in a homeowners association, you have probably learned about or maybe even received a non-compliance notice from the management company. If you have reported common area maintenance problems, this will end up handled by the management company. This means that the management company makes all the important decisions regarding your community, right? No, this would be incorrect. The management company function in the association is administrative. The board is the principal policy-making body that sets standards, procedures, policies, budgets, and programs. Management’s function is to carry out the HOA board’s will and choices.
The board has the power and the authority to set policies and standards and will carry these policies out. It could decide to delegate its authority to put into place its decisions, but it cannot pass off its responsibility to see that they are implemented and appropriately implemented. Management enforces the conclusions from the board and oversees the services, activities, and programs within the policies and guidelines set by the board of the association.
If dealing with the management company, be advised that although they may have authority given by the board to make some of the minor day by day decisions, many requests will need the ultimate or final approval from the actual board of directors. Some of the best ways to communicate with the board of directors are to put it in writing as you will have it for your records and vice versa. Always attend the Open Forum part of the Board of Directors meeting and will usually lend the opportunity to share.
